1.1. Assist developers in preparing the feasibility study report and joint development plan;
1.2. Assist developers in draft and altering relevant legal documents, apply for the permit for the planned use of land of construction, the permit for a planned construction project, the demolition permit and other relevant papers at the stage of project preparation;
1.3. Assist developers in checking contracts concerning transfer of the right to use the state-owned land or assigned land, and obtaining the permit for land use;
1.4. Assist developers in working out demolition and resettlement plans and drawing up resettlement agreements.

2. Land used for real estate projects
2.1. Assist developers in checking contracts of transfer of the right to use state-owned land and obtaining the permit for the use of land;
2.2. Assist developers in working out legal documents of construction bidding;
2.3. Assist developers in draft and altering relevant legal documents of auction;
2.4. Assist developers in draft and altering the application for transfer and leasing of land, and obtaining registration form for transfer of land use right and lease contract.
3. Commodity house sales
3.1 Assist developers in drawing up supplementary agreements of commodity house buying & selling contracts and other relevant legal documents;
3.2 Assist developers in confirming work process documents, including the formalities such as checking sheet, notice of signing a contract and sheet of appendix changes;
3.3 Assist developers in negotiations with customers, explaining relevant articles and clauses, answering their questions and helping to confirm supplementary agreements;
3.4 Assist developers in signing contracts with customers, identifying customers and witnessing signatures;
3.5 Assist developers in filling up registration form for the record and going through procedure for the record in house property management bureau;
3.6 Assist house owner with formalities for placing an order for, buying and selling of buildings and formalities for mortgage registration;
3.7 Assist banks with legal affairs relating to loans and mortgages, etc;
3.8 Assist with transfer procedures and Provide lawyer’s letters for buying & selling, leasing and mortgaging of second-hand houses in secondary market of real estate
4. Financing for real estate
4.1 Provide financing consultation and designing financing plans;
4.2 Provide legal opinion letters to show land use right, the project under construction or the status of real estate physical asset mortgage financing;
4.3 Assist with loans secured by credit, housing, the project under construction and mortgage loans, draft relevant files and going through relevant procedures, taking charge of coordinating the loan bank with other financing partners;
4.4 Take charge of checking the credit status of house owners in the operation of mortgage loans, act as agent in going through registration procedures for mortgage, procedures for dissolving the mortgage right and handling procedures for mortgaged things when the right to mortgage is materialized after the project is completed and handed over.
5. Property management
5.1 Assist developers and property management companies entrusted by developers in drafting and altering trust agreements;
5.2 Assist developers and property management companies entrusted by developers in drafting and altering preliminary property management service agreements;
5.3 Assist property management companies and house owner management committees in drafting and altering trust agreements for property management;
5.4 Assist property management companies in establishing house owner management organizations, drafting and checking property management pacts, rules and regulations and other legal documents;
5.5 Assist house owners in contracting an owner pact;
5.6 Provide prevention and solution for the neighboring right between house owners and the developer.
5.7 Provide full legal services relating to house owners and property management.
